A member of Bed & Breakfast Association NEW ZEALAND, Mokoia Downs is an award winning B&B offering a boutique bed and breakfast / farmstay experience in a country lodge set in 5 acres of idyllic, secluded countryside. Situated between Ngongotaha and Hamuarana and just a short distance from Lake Rotorua (see map), Mokoia Downs is just over 10 minutes from central Rotorua and ideally positioned for exploring the local area as well as central North Island.

We offer warm, unobtrusive hospitality and comfort in a picturesque setting, and are committed to doing everything possible to make the experience of our guests a memorable one. Every day guests are invited to accompany Teresa on a nature trail, when they can feed and pet our animals, and even choose their own freshly laid eggs for the following morning's breakfast.

Mokoia Downs B&B offers 4 rooms to guests. The Taranaki Room is located in a private wing of the Lodge and includes a cosy,comfortable bedroom with everything a guest might need, bathroom and outside deck with table and chairs.

The Tarawera Suite is also located in its own private wing of the Lodge and includes 2 cosy, comfortable bedrooms, shared ensuite and outside deck with table and chairs. The Tarawera Suite is ideal for families / parties of 3-4, but can be booked by 1-2 people if the Taranaki Suite and Garden Room are already booked. Room 1 of the suite has a Quuen bed, and Room 2 has 2 single beds.

The Garden Room is our largest room, and in addition to a Queen bed has a large sofa which can fold out into a comfortable double bed. The Garden Room also has an outside patio with table and chairs.

Room facilities include: High quality beds with orthapaedic mattresses; finest linen; bathrobes; bedside reading lamps; wireless internet; socket board with USB ports for charging devices; tea, coffee and hot chocolate making facilities, plus fresh home-baked cookies; refrigerator; hairdryer and heater; toiletries. In addition all rooms have fresh flowers picked on the day of a guest's arrival.
