Springwaters is the perfect place to relax and unwind during your visit to Rotorua. Hotel style comfort and personal attention in a genuine Kiwi family home. Jeff and Janice are born and bred in New Zealand. This super-sized home is like no other offering quality accommodation, a warm welcome, with an easy going, can do attitude!

Golf, trout fishing, a Redwood Forest, Hamurana Spring all within 500m. A perfect central location to attractions, airport and town. Enjoy watching the swans on the lake and the boats fishing for trout whilst enjoying your breakfast.

Generous hospitality, a well appointed bedroom with private en suite bathroom and all the facilities you would expect for your travelling comfort.

Your hosts Jeff and Janice have been involved in the Scouting movement for many years, they enjoy the diversity of people and enjoy interaction, involvement and hosting of guests. Jeff has been a builder and Janice offers accounting services to small businesses. Both have adult children and two small Grandchildren.

The bedrooms have been thoughtfully furnished with everything to make your stay comfortable. The room names have been selected by a local Maori for their traditional significance. Moana means lake or body of water, Awahou means new stream (and is the name of another nearby stream), Mokoia is the the island in Lake Rotorua and Waimarino means calm water.
All the rooms are well lit and spacious, the access is wide and level and each bedroom has a well appointed en suite bathroom. All our rooms have king sized beds which can be split into twin beds as required. The two lakeview rooms have doors opening onto a cobbled patio.

Each room has a tv, dvd player, safe, robes and slippers.

Make yourself comfortable in the very spacious living rooms any time. Curl up by the fire in winter, relax in the garden in summer.

Self serve refreshments are available at anytime. Sip a beer or wine, cup of tea or coffee and enjoy delicious home baked treats.

Opening off the large living room is the dining room where breakfast is served each morning at a time to suit. A large continental breakfast is served buffet style and a hot dish is cooked to your liking.

Dinner guests are welcomed. For those without a prior dinner request, we are happy to prepare a light meal or snack for you. Several options available.


The spa pool is in a sheltered courtyard with a view to Lake Rotorua; always available, it is a great way to relax at the end of the day.

Laundry facilities are available at no charge. Jeff and Janice are happy to take care of your laundry needs,if you wish,so you may continue with enjoying your day.

Nice couple, rich breakfast. The owner also give us some valiable voucher and recommendations. We were plan staying their only one night , but we change idea , we were staying 2 night there. It was really good experience, we definitely will come back.
